These terms govern your use of Lintel ("the Service"), an AI-powered permit intelligence platform operated by Protexa Services. By creating an account, you agree to these terms.
Service description
Lintel provides Canadian real estate professionals with searchable municipal permit data, AI-generated summaries and lead briefs, an AI chatbot grounded in permit records, and weekly email digests of new matches against your saved searches. Phase 1 covers the City of Vancouver. Additional municipalities will be released over time at our discretion.
Account registration
You must provide a valid email address and a payment method to create an account. You are responsible for keeping your account credentials confidential and for all activity under your account. Notify us at info@protexaservices.com if you suspect unauthorized access.
Subscription and billing
- The Service is offered on three monthly tiers in Canadian dollars: Starter at $79, Pro at $149, and Team at $299. Annual plans are available at a 16% discount.
- New subscriptions begin with a 14-day free trial. We capture your payment method at signup but do not charge it until the trial ends. You can cancel during the trial without charge.
- After the trial, your subscription auto-renews on a monthly or annual cycle. You can cancel, pause, or downgrade through the Stripe billing portal accessible from Settings.
- If you downgrade from Pro to Starter, your saved searches become read-only at the end of the current billing period and your monthly chat message limit drops to 5 immediately. No data is deleted.
- You can pause your subscription for up to 1 month. The subscription auto-resumes at the end of the pause period.
- All fees are non-refundable except as required by law or as expressly stated in these terms.
Acceptable use
You agree not to:
- Resell, sublicense, or redistribute Lintel data outside the licensed scope of your subscription.
- Attempt to access another workspace, another user's account, or any non-public part of the Service.
- Use automated tools to scrape or extract bulk data beyond the rate limits documented in our API policies. The Service applies per-account rate limits enforced by our infrastructure.
- Reverse engineer, decompile, or attempt to derive the source code of the Service.
- Use the Service to violate Canadian or applicable law, including privacy law (PIPEDA, BC PIPA), anti-spam law (CASL), and real estate licensing regulations.
Permit data
Permit information is sourced from municipal open data portals and processed through our normalization and enrichment pipeline. We strive for accuracy but make no warranty that permit records are complete, current, or error-free. Always verify time-sensitive details with the issuing municipality before taking commercial action.
AI-generated content
Chatbot responses, AI summaries, and lead briefs are generated by large language models (Anthropic Claude). Every answer is grounded in real permit rows with citations, but AI output may still contain inaccuracies. Treat AI-generated insight as a research aid, not as legal, financial, or transactional advice. Verify before acting.
Intellectual property
The Service, including its codebase, branding, scoring algorithm, and AI prompts, is the property of Protexa Services. You retain ownership of your business data, including saved searches, onboarding answers, and lead briefs you generate. You grant us a limited license to process your data as needed to operate the Service.
Service availability and support
We aim to keep the Service available 24 hours a day, with planned maintenance announced via the public status page at status.lintelintelligence.com. We do not guarantee uninterrupted availability and are not liable for outages caused by upstream providers, municipal data feeds, or events beyond our reasonable control.

Termination
You can cancel your subscription at any time through the billing portal. On termination, your data is retained for 30 days for reactivation, then deleted (subject to legal record-keeping requirements).
Disclaimers
The Service is provided on an "as-is" and "as-available" basis. We disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement, except where Canadian consumer protection law explicitly prohibits such disclaimers.
Limitation of liability
To the maximum extent permitted by law, our aggregate liability for any claim arising out of these terms or the Service is limited to the fees you paid us in the 12 months preceding the claim. We are not liable for indirect, incidental, special, consequential, or exemplary damages.
Governing law
These terms are governed by the laws of British Columbia, Canada, and the federal laws of Canada applicable therein. Any dispute arising under these terms is subject to the exclusive jurisdiction of the courts of British Columbia.
Changes to these terms
We may update these terms as the product evolves. Material changes will be notified by email and via an in-app banner at least 30 days before they take effect. Continued use of the Service after the effective date constitutes acceptance.
